For more than 45 years, JHC Companies has served as a Portland-based commercial general contractor, and no two projects have ever been the same. One of our current projects on Killingsworth in North Portland is a perfect example.

This 10,000 square foot warehouse began as a challenging restoration project following a full burn-out.

Despite the conditions, the project presented an opportunity to rebuild the structure with modern systems and a stronger structural framework.

STRUCTURAL BACKBONE REINSTALLED

The new structural backbone is now fully in place, including:

  • Heavy timber posts and beams

  • Engineered wood framing

  • Reinforced structural connections

  • Precise alignment to stabilize and square the building

With the structural system installed, the building has moved from an exposed shell to a stable, structurally sound framework ready for the next phase of construction. What was once open sky is now framed and prepared for systems installation and interior build-out.

STRATEGIC SEQUENCING ON THE JOBSITE

Construction sequencing plays a critical role in maintaining project momentum.

For this project, the process follows a deliberate flow:

  1. Allow the slab to fully cure

  2. Stack system rough-ins by trade

  3. Complete inspections in sequence

  4. Close in the building envelope

  5. Begin interior build-out

 

Over the next several weeks, multiple trades will begin installing the building’s primary systems.

This approach keeps the jobsite organized while allowing multiple trades to work efficiently together.

NEXT PHASE: Building Systems Installation

Upcoming work includes:

  • Storm tie-ins and underground utilities

  • Fire sprinkler rough-ins across the new ceiling plane

  • Primary electrical service and distribution

  • Plumbing and HVAC rough-ins

  • Fire alarm installation

  • Exterior wall framing and siding

  • Insulation, drywall, and interior construction

 

Just weeks ago, this site was little more than mud, ash, and daylight.
